  • Acres: 10.80

Description

Plato Island Resort & Marina is surrounded by miles and miles of Crown Land and in a unique off grid location with 1000' frontage on Quesnel Lake, one of the last unpolluted, unpopulated large lakes in British Columbia. Here the air is crisp and clean, guests come to relax, fish, play and rejuvenate. After the drive through the bush, the arrival at the resort appears like an arrival in a small oasis in the wilderness. Here you find a safe, protected environment. A small community away from the rat race, where guests return year after year. A multitude of flowers all over the resort and the docks create a welcoming atmosphere for the resort's guests.

The Resort draws its guests from as far afield as Europe, the US, the Lower Mainland and primarily from the communities of Williams Lake, Quesnel and Prince George.

Quesnel Lake is one of the few large navigable lakes in the central interior of the Province, where larger boats can operate and find the Marina facilities to confidently more their prized possession in the resort's protected Marina.

The world has changed. A viable business in a safe, secure environment away from the maddening crowds, has its attraction. This seasonal resort has been upgraded and been maintained since the current owners took over the resort 15 years ago. A perfect family

business, which can be run by a couple with one employee or international volunteer workers, who enjoy the lure of a vast wilderness lake.

The resort generates a solid income, which has facilitated an amazing lifestyle for the current owners, who operate the resort for 6 months and indulge in world travels for the remainder of the year.

The marina is currently operating with 35 to 40 boat slips rented seasonally and daily. On average, 30 slips are rented for the whole season and the remainder on a daily basis. The foreshore lease area is not fully occupied by dockage and room for more expansion is available.

The resort has 50 RV sites/campsites that are currently being rented to a mixture of nightly and seasonal guests. There are also 5 cabins that have log queen bed and bunk accommodations, all equipped with full bathrooms and kitchens and BBQ on the deck.

A 2-bedroom lakeside cabin/owner’s residence is currently under construction. A new owner still has a chance to have an input in the choice of materials.

Area

Quesnel Lake, nestled in the Cariboo Mountains is one of these special places modern city dwellers dream of visiting. This slice of heaven has been tagged as the deepest inland Fjord lake in the world. Quesnel Lake is the largest and most impressive water body in the region, with multiple salmon bearing streams empty into the lake. Wild rivers are being fed from the glacier topped mountains of the surrounding parks. Thunderous waterfalls can be found and offer spectacular sights. The lake is accessible from the small communities of Horsefly and Likely. Many bird and wildlife species call this peaceful area their home.

You will find plenty of rich recreation opportunities to take in with outdoor experiences from fishing for trout, char, kokanee, and salmon to watching grizzlies, moose, black bears, caribou, and lots of other wildlife. Launch your boat in the lake for fishing or towing your favourite water sports toys or enjoy your kayaks or paddle boards to explore the pristine waters and shorelines.

Investment

Currently Plato Island Resort & Marina is generating income from an array of facets... Seasonal and daily RV site rentals, (currently 30 long term) 5 well-appointed cabins with queen, bunk or single beds. During the 2021 season the resort's marina was Quesnel Lake's only
commercially operating marina with available marine fuel. The marina features approximately 35 to 40 moorage slips, facilitating moorage for boats up to 40'. The Cafe is a popular destination for home cooked meals, catered company parties and small weddings.

A group of partners might want to consider the purchase of the resort as a company share ownership set up. The generation of income to cover the hard costs (taxes, insurance, wages, maintenance, foreshore lease etc) the operation of the business could be modified. To semi privatize, the seasonal RV site rentals and the Marina could be retained and therefore reduce the administrative workload The cabins could be available for the shareholders private use.

The property would allow for a shared interest form of ownership to sell individual RV sites and the existing 5 cabins. There are many opportunities to increase the existing business and generate more income. The

possibility to expand into a year-round operation is also an option.
This purchase is a share sale, the buyer is purchasing a debt-free holding company, which holds

title to the property. GST will be added to purchase price. Vendors will consider financing to qualified buyers.
