Included are the rights to all sub-surface precious and base minerals on portions of the property.
The Timber Harvesting Land Base (THLB) amounts to 1,785 ha (6,026 ac). Over 70% allows for ground-based harvesting systems. Elevation ranges from 1,000 to 1,800 m and the growing sites average a Mean Annual Increment (MAI) of about 4 m3/ha*year. The pre-dominating age classes 4 and 5 promise significant volume in-growth of merchantable timber over the next few years.
The properties have well-developed internal road access, directly connecting to the public road system and are gated. Diverse local log markets are available for all major forest products while the close proximity to the US border (Idaho, Washington) provides
convenient access to export markets. All timber is exportable under federal timber marks.
A 25-year, intensive and innovative forest management program has strongly focused on selection harvesting and thinning to improve stand quality and species mix. Openings have been fully restocked with thriving plantations of commercially valuable, rapidly growing species. In addition to the near-term prospects, these investments have created exceptional value also for the medium and longer term.
Currently, a new timber inventory is conducted to update the Timber Harvesting Land Base, volumes, log sorts, increment and species mix.
The properties are classified as “Managed Forest” under the Provincial Private Managed Forest Land Act, substantially reducing annual land taxes. Except for 191 ha designated as “Forest Reserve” by the Regional District, no land use zoning has been confirmed.
If desired, the vendor’s experien-ced forestry personnel are availab-le to offer management services.
Erie Creek Forest Reserve directly borders on portions of the 8,950 ha Beaumont lands also currently for sale. Both properties combined would complement each other very well in terms of access, management, timber volumes and age classes.
