The Timberlands
The Timber Harvesting Land Base (THLB) amounts to 2,451 ha (6,056 ac) of which over 90% allows for ground-based harvesting systems. The low-elevation growing sites average a Mean Annual Increment (MAI) for Douglas-Fir of about 12 m3/ha*year.
All properties have well-developed internal and external road access and are gated. Log dumping facilities for water transport to dry land sort yards, a variety of domestic log buyers, as well as US and Asian export markets are available. About 55% of the land base, currently representing ca. 65% of the merchantable volume, is exportable under federal timber marks. A 25-year, intensive and innovative forest management program has strongly focused on selection harvesting and thinning to improve stand quality and species mix. Openings have been fully restocked with thriving plantations of commercially valuable, rapidly growing species. In addition to the excellent near-term prospects, these investments have created exceptional value also for the medium and longer term.

A new timber inventory was completed in 2014 confirming volumes, log sorts, increment and species mix.
Most properties are classified as “Managed Forest” under the Provincial Private Managed Forest Land Act, substantially reducing annual land taxes. Some parts of the land are also included in the Agricultural Land Reserve.
If desired, the vendor’s experienced forestry personnel are available to offer management services.

The Location
Texada Island is the largest of the Gulf Islands situated between the Sunshine Coast and Vancouver Island with spectacular views and attractive year-round recreational opportunities.
